At schematic design — typically from floor plans, a building section, and a preliminary mechanical narrative, with a 15–25% contingency range. As the design develops, Analog refines the estimate and reduces the contingency range. GCs use this process to validate pro forma assumptions before committing to a fixed price.
What does Analog need to mobilise on a negotiated mechanical project without a full tender package?
An executed subcontract or letter of intent, approved permit drawings (or permit submission confirmation), a project schedule, and confirmed site access. Pre-purchasing long-lead equipment — boilers, custom AHUs, specialty pumps — is often initiated before permit approval on negotiated projects to protect the schedule. Analog can issue purchase orders under a letter of intent where the mechanical scope is sufficiently defined.
