Adaptive Reuse & Office Conversions
Adaptive Reuse Mechanical in Calgary — From Existing Structure to Occupied Building.
Calgary's downtown is undergoing a historic transformation. Driven by the City of Calgary's Downtown Development Incentive Program, over 6 million square feet of vacant office space is targeted for removal by 2031. With 21 approved conversion projects already in the pipeline — representing over 2,600 new residential units — adaptive reuse is no longer a niche; it is the future of Calgary's urban core.
About Our Work
Calgary's Adaptive Reuse Mechanical Specialist
Analog Mechanical has been delivering successful office-to-residential conversions since before the formal city program existed. We are uniquely prepared for the distinct challenges of adaptive reuse: navigating unknown existing conditions, working with limited as-built drawings, and executing complex mechanical sequencing within existing structural constraints.
Our Approach
The Challenges of Conversion — And How We Solve Them
Converting a 1970s office tower into a modern residential community is fundamentally different from a greenfield build. It requires a mechanical contractor who can problem-solve on the fly.
Unknown Existing Systems
Older buildings rarely match their legacy blueprints. We mitigate this risk through meticulous on-site survey work, 3D scanning coordination, and in-house hydronics and plumbing expertise that can adapt to structural realities.
Occupied Structures & Phased Shutdowns
Many conversions happen while lower floors remain occupied by retail or commercial tenants. We manage these environments through carefully planned phased shutdowns, night work, and precision tie-in sequences that prevent disruption to active businesses.
Core Drilling & Fire Separation
Transitioning from centralized office washrooms to distributed residential plumbing requires extensive core drilling. We coordinate closely with structural engineers and self-perform the complex DWV routing while maintaining strict fire separation codes.
System Modernization
We specialize in upgrading legacy boiler plants, replacing aging chillers, and retrofitting energy-efficient hydronic heating systems that meet modern residential comfort standards.
Anchor Projects
Projects Defining Calgary's Downtown Revitalization
We don't just talk about adaptive reuse — we have built the flagship projects defining Calgary's downtown revitalization.
Adaptive Reuse — Residential Conversion
The HAT @ NINTH (205 9 St SE)
Originally constructed in 1966 as the Natural Resources Building, this landmark project was the seventh conversion completed under the City's incentive program. Analog Mechanical delivered the complex mechanical scope required to transform this underutilized office space into 108 modern, energy-efficient residential rental suites. The project required extensive modernization of the building's core systems while preserving unique architectural elements, ultimately bringing new life to Calgary's arts and culture district.
Adaptive Reuse — Residential Conversion
The HAT @ Eau Claire (Eau Claire Place I)
One of the most prominent early successes in Calgary's conversion pipeline. Analog Mechanical executed the mechanical retrofit to transform nearly 80,000 square feet of commercial office space into approximately 90 residential units. This project proved the viability of large-scale office-to-residential conversions and was publicly celebrated by the City of Calgary as a model for future downtown development.
What We Deliver
Our Adaptive Reuse Capabilities
Because we self-perform the critical path trades — plumbing, hydronics, and gas-fitting — we eliminate the coordination friction that often derails complex conversion schedules.
Self-Performed Scope
Domestic water distribution, complex DWV retrofits, boiler plant modernization, and gas fitting.
Coordinated Scope
We manage trusted, vetted partners for HVAC, fire suppression, and building controls to deliver the full mechanical contract under a single point of accountability.
Design-Assist
We work directly with developers and mechanical engineers during pre-construction to identify constructability issues before they become expensive change orders.
